Terms and Conditions

  1. A deposit of 50% of the rent is payable upon making a booking. Remaining rent and security deposit must be received 30 days before arrival.
  2. A security deposit of $1000 USD is required when renting the main villa, $250 when renting the Lodge, $150 for the Garden Studios. If there are no issues, this is refunded within 14 days of departure.
  3. A booking may be cancelled up to 90 days before arrival with a full refund. Bookings cancelled after that date will be fully refunded if we are able to rent the villa for the dates booked, otherwise, a portion of the deposit paid at the time of booking will be forfeited in increasing linear proportion up to 30 days prior to arrival. Within the last 30 days there is no refund of rental monies paid unless the villa can be rented to others, but the security deposit will be refunded.
  4. If for any reason the property cannot be reasonably used or occupied, all rental and deposit monies will be refunded, but the owner cannot be held responsible for other costs arising. Guests are advised to take out travel insurance.
  5. Arrival is from 3pm and check-out is at 11am. Please confirm your itinerary, arrival time or airport collection time at least 48 hours in advance of your arrival with the manager.
  6. Cosmos benefits from three full time staff, a manager/chef, housekeeper and gardener/pool manager. Bedrooms are made-up by noon each day.  Please indicate to the manager if you prefer not to be disturbed or if you require an evening turn-down service.
  7. A buffet continental breakfast is included in the price of renting the main villa. Cooked breakfast, lunch and dinner are available at an additional cost. Please see our website for menu and prices.  Please advise requirements for meals at least 24 hours in advance.  Guests may alternatively cook for themselves.
  8. Our staff can shop for groceries and drinks and deliver for 20% service charge.
  9. Weddings or other parties for over 20 guests require careful planning and carry additional charges. Please enquire.
  10. Non-residential visitors (friends of guests) must check-in with the manager. No more than 6 visitors without prior permission from the manager.  Any gatherings of more that 20 people (guests and visitors) carry additional fees.
  11. Additional beds can be made-up in the Garden Studios by prior agreement. A charge of $75 per person per night is applicable.
  12. Villa’ bedroom air conditioning is restricted to use at night only.Please close all doors and curtains and switch off air conditioning, lights and ceiling fans when leaving your room.  Living areas in the villa and the Lodge have ceiling fans only, are open to breeze, and not air-conditioned.
  13. Voltage throughout the property is 230, sockets are three-pin (UK standard). Hair driers available on request.Transformers are not available, but we do have adaptors and USB plugs.
  14. No running on the terraces that are slippery when wet, nor diving in the pool.The pool does not have a lifeguard, nor is it fenced-off from the main living area and gardens.
  15. Please exercise caution around the Lodge pool: please sit down to enter the pool; do not jump.
  16. For the sake of our neighbors, villa sound system is available for use between the hours of 10am and 10pm after which time music must not be audible outside of the villa premises.No loud music nor external sound systems to be used without prior permission.
  17. Young children must be strictly supervised at all times and are not allowed in the Lodge.
  18. Smoking is only allowed outside and on the terraces.
  19. The large timber screens in the Lodge are notto be operated by guests. Please ask the manager to adjust the screens.
  20. Small children are not permitted without strict supervision in the main villa nor the Lodge due to hazardous balustrades.
